Six Questions Your Cobblestone Inn & Suites Franchise Financial Model Must Answer

We built this franchise unit financial model using our own research into the limited-service hotel sector. Key assumptions like the $45,000 franchise fee, 3.71% royalty, and $3.5M construction costs are pre-populated and fully editable to match your specific territory. With year 1 revenue projected at $1.4M and EBITDA scaling to $2.4M by year 5, this model provides a data-driven foundation for your investment feasibility study.

Profitability Timeline

This franchise unit is projected to reach its break-even date in March 2026, just three months after launch. While year 1 EBITDA starts at $484,000, the model shows significant scaling as room rentals and group bookings mature, hitting $1.75M in EBITDA by year 3. Here's the quick math: your margins improve as fixed costs like property insurance and taxes are spread over a larger revenue base.

Improve Unit Profitability

  • Optimize lounge staffing to match peak evening traffic
  • Increase convenience market inventory turnover for higher margins
  • Target high-yield group bookings during off-peak weekdays
[dynamic_pic9]

Capital Allocation

Launching this hotel franchise in the US requires a substantial initial investment, primarily driven by building construction and site preparation. The total uses of funds exceed $5M, including the franchise fee and a significant $650,000 for guest room FF&E (Furniture, Fixtures, and Equipment). You must ensure your sources of capital cover these heavy upfront costs plus the initial operating losses during the first few months of ramp-up.

Major Capital Uses

  • Building Construction: $3,500,000
  • Guest Room FF&E: $650,000
  • Site Preparation: $450,000
  • Lounge Buildout: $250,000
[dynamic_pic10]

Investor Returns

The model projects an Internal Rate of Return (IRR) of 1.14% and a Return on Equity (ROE) of 3.35% over the initial 5-year period. While the payback period extends beyond year 5, the steady climb in EBITDA to $2.43M by year 5 suggests strong long-term asset value. What this estimate hides is the potential for terminal value if you sell the stabilized property after the 5-year mark.

Key Investment Metrics

  • Internal Rate of Return: 1.14%
  • Return on Equity: 3.35%
  • Year 5 EBITDA: $2,433,000
[dynamic_pic11]

Break-Even Point

The monthly break-even point is achieved in month 3, provided you hit the target room rental revenue of $760,000 in your first partial year. The primary driver for break-even is occupancy rate; with fixed costs like the $15,000 lease and $90,000 GM salary, you need consistent volume to cover the nut. If your room rates or occupancy dip by even 10%, that break-even date will slide fast.

Levers for Faster Break-Even

  • Aggressive local SEO to drive direct bookings
  • Strict control of linen and housekeeping supply waste
  • Phasing in lounge staff only as occupancy hits 50%
[dynamic_pic12]

Cash Liquidity

The lowest cash point occurs in December 2026, with a projected minimum cash balance of -$3,580,000. This indicates a massive funding gap if construction is financed out of pocket or if loan draws don't align with contractor payments. You need a significant capital reserve or a robust construction loan to survive the build-out phase before the revenue from room rentals starts flowing in March.

Actions to Protect Cash

  • Negotiate progress payments with the general contractor
  • Delay non-essential FF&E purchases until 30 days before opening
  • Use a line of credit for initial market inventory
[dynamic_pic13]

Scenario Sensitivity

In a High scenario, increasing your average daily rate by 10% can pull the payback period forward and significantly boost your year 1 margin. Conversely, a Low scenario with 20% lower occupancy would likely result in deeper cash troughs and a much slower ramp-up. The model shows that your year 5 EBITDA is highly sensitive to the 3.71% royalty burden and 30% total labor costs.

Improve High Case Odds

  • Implement dynamic pricing for rodeo and university events
  • Build a referral funnel with local agricultural corporate partners
  • Maintain high guest satisfaction to drive repeat business

InitialInvestment Planning

Calculating hotel franchise startup costs is the most critical step for any new owner. This tool breaks down everything from the $45,000 initial fee to the $3.5M construction bill, helping you identify exactly when you will reach the break-even point. Knowing your fixed costs, like the $15,000 monthly lease, allows you to set the right average daily rate to cover your overhead.

  • Total startup investment
  • Fixed and variable cost analysis
  • Break-even sales estimates
  • Margin and contribution view

Soft...but fluffy and tall
Color: White, Size: Standard (Pack of 2)
I've only had these pillows for about a week. They are a great quality pillow. The cover is soft and seems well made. My only complaint is that they are VERY full pillows. If you're tall with broader shoulders, you'll probably love them. If you're shorter with a smaller frame you will probably feel like your head is too high and your neck at a weird angle (my problem). There seemed to be mixed reviews about softness....I would consider these a nice medium pillow. Soft filling but firm enough that your head doesn't sink to the bed. Definitely NOT a down-like pillow, so if that's what you're looking for, this is not for you.

Soft, fluffy and surprisingly comfortable
Color: White, Size: Queen (Pack of 2), Color: White, Size: Queen (Pack of 2)
I really liked these pillows. I tried to show different things in my photos because I wanted people to see the details: the design, how fluffy they are, and how full and thick they actually look. They are so full that the pillowcase even looks tight once you put it on, which I actually loved because they look luxurious and well-filled. At first glance they look very thick and high, but once you lay down they feel soft and fluffy instead of hard. They adjust comfortably and feel very cozy whether you’re sleeping, relaxing, or even reading before bed. I think they offer a really good balance because they feel supportive without being stiff. Of course, pillow preference is very personal—some people like lower pillows and others like higher ones—but for someone who likes fuller pillows that are still soft and comfortable, these are great. They are spacious, cozy, and feel like a very good purchase overall. I honestly don’t have any complaints so far. Definitely happy with them.

Great quality pillows. Very difficult wrapping.
Color: White, Size: King (Pack of 2)
The Pillows are the real deal. Very fluffy but with good support. I was surprised by the weight of the box they came in, pretty heavy so you know there’s good quality pillows inside. The one negative is that the pillows are packed in very very tight plastic because they come compressed. But the thing is, it’s really a chore to open them. You have to be careful not to cut through the plastic to the material, but the plastic is put on so incredibly tight that it’s even hard to get your finger underneath. But I found a way to open them. Near the top, insert A very flat metal ruler as far in as you could get it. Then cut through the plastic that’s above the metal ruler. That prevents a sharp tool from damaging the pillows. As you get through the plastic above the ruler, keep pushing the ruler further down into the package. Believe me, this simplifies what could be a very difficult unpacking. I am very surprised that the company that makes them does not insert the type of opener that you find on boxes you receive in the mail or even packages that you get from the grocery store where you just pull a tab and that opens the package. These are really good pillows, but you must be very careful about using a sharp object when opening the box and when trying to cut through the plastic. I am a strong man and have the tools needed, a very flat metal ruler, and a box cutter, knife, or razor. Good luck. !!
