Six Questions Your SVN Franchise Financial Model Must Answer

We built this financial forecasting tool for new real estate brokerage offices using detailed research into the mid-market tech corridor. The model includes pre-filled data like the $31,800 franchise fee and specific commission tiers, but you can defintely tweak them to fit your specific territory. With a projected Year 1 EBITDA of $50,000, the numbers show a lean but profitable start for a new operator.

When does the unit turn a profit?

This unit hits profitability almost immediately, with a breakeven date of January 2026. By Year 3, EBITDA jumps to $559,000 as Investment Sales Commissions scale to $450,000 annually, covering the 7% royalty and fixed costs like the $6,000 monthly rent.

Boost Profitability

  • Maximize investment sales volume
  • Control co-broker split percentages
  • Optimize hyper-local SEO spend
[dynamic_pic9]

How much capital is required?

You will need approximately $130,050 in upfront capital to cover the franchise fee, office build-out, and tech stack. This estimate includes $18,000 for VR equipment and $12,000 for IT to ensure your tech-forward office is ready for day one in the tech corridor.

Capital Allocation

  • Franchise Fee: $31,800
  • Office Improvements: $25,000
  • VR and IT Equipment: $30,000
[dynamic_pic10]

What is the return on investment?

Investors can expect an IRR of 10.33% and a full payback on their initial capital within 2 years. The model shows a strong Year 5 EBITDA of $1.8 million, driven by high-margin advisory fees and scaling brokerage commissions as your team reaches full capacity.

Key Metrics

  • IRR: 10.33%
  • Payback: 2 Years
  • ROE: 3.81
[dynamic_pic11]

Where is the break-even point?

The monthly break-even happens in month one, provided you secure your first leasing or advisory contracts quickly. The biggest lever here is your fixed overhead, specifically the $6,000 monthly rent and the $11,000 plus in initial monthly wages for your principal and administrative staff.

Reach Break-Even

  • Close advisory retainers early
  • Monitor broker transaction productivity
  • Manage fixed occupancy costs
[dynamic_pic12]

How much runway is needed?

The lowest cash point occurs in December 2026, with a minimum cash balance of $1,123,000. While the model shows early profitability, you need to maintain a buffer to handle the timing gaps between closing deals and receiving commission checks from the external brokerage community.

Protect Cash Flow

  • Phase VR equipment purchases
  • Delay junior broker hires
  • Negotiate flexible lease terms
[dynamic_pic13]

How do scenarios impact results?

Switching to a low-revenue scenario could push your payback period past the 2-year mark and significantly reduce your Year 1 margin. High-performance scenarios, driven by better local marketing execution and higher average tickets, could see Year 5 revenue exceed the $3 million projection.

Hit High Case

  • Aggressive hyper-local SEO
  • High-touch monthly symposiums
  • Top-tier broker retention

Really good read and a great chapter in Spidey's legacy
Format: Paperback
Really good read and a great chapter in Spidey's legacy. i originally read tge Amazing Spiderman issues of this collection (minus the annual) in the Amazing Spiderman Omnibus by David Micheline and Todd McFarlane, so i had an idea of what the story was but i didnt know tge full story. The overall story is great and I found it really enjoyable because its such a cohesive story even thoigh it spans across three different spiderman titles. The artwork is on point too and is well done. What made me like this book was the constant action, with spiderman facing off against villain after villain ( Graviton, Magneto, Goliath, etc) and also the deeper story in which Peter has to deal with his new powers. The story more so delves further into the idea of "with great power comes great responsibility". If you like Spiderman, then this is one book you need to.have in your collection.

Better than I was expecting
Format: Kindle
I always thought superman was kind of boring, but this is fire. The Krypton backstory and the short moments with the Kents were highlights for me. Loved this one. I honestly can’t choose between this and Batman, which I already love. This is dope.
